REDECORATING RULES

The following minimal requirements will help you to avoid damage to the common areas and avoid potential problems with neighbors.

1. Carpet. Carpet must have sufficient padding so as to avoid noise problems into the unit below yours.

2. Painting. Construction hours must be followed. However, painting may be done after hours if the work is done quietly.

3. Plumbing Fixtures. Plumbing fixtures may be replaced as long as no alterations are made to the plumbing system. If new fixtures are added such as bidets, plans must be submitted and approved in accordance with the "remodeling procedures." If bath tubs are upgraded to spas, jacuzzis or similar tubs, plans must be submitted and approved in accordance with the Association's remodeling procedures.

4. Hard-Surfaced Floors. Hard-surfaced floors such as marble, granite, tile and hardwood must have proper noise insulating materials installed so as to avoid noise problems with your neighbors in the unit below. Make sure your installer knows that your installation must “field test” at 52 dB FIIC rating. If requested by the Association, Member shall produce a sound test from an acoustical consultant approved by the Association to confirm the Association's acoustical standards have been met. If the standards are not met, Member shall promptly make appropriate changes to ensure compliance.

5. Home Theater Systems. Stereo and home theater equipment must be properly insulated to avoid sound transmission through the walls, ceilings and floors.

6. Contractor Rules. Make sure you give a copy of the attached Contractor Rules to your workers. You could be fined if your workers violate these rules so please make sure they understand and follow the rules.

CONTRACTOR RULES

1 Licensed and Insured Vendors. All vendors must be licensed and insured.

2. Hours of Operation. Working hours are limited to Monday through Friday, 8:00 a.m. to 5:00 p.m. and Saturdays from 10:00 a.m. to 5:00 p.m. No work is allowed on Sundays or the following holidays: New Year's Eve, New Year's Day, Presidents Day, Memorial Day, 4th of July, Labor Day, Thanksgiving Day, Christmas Eve, and Christmas Day.

3. Worker Restrictions. Workers are not allowed to bring pets onsite. All workers must wear shoes, pants and shirts at all times. Workers may not eat or take breaks in the common areas. No alcoholic beverages, intoxicants, drugs or other controlled substances are permitted to be brought onto Association property or used by workers.

4. Parking. Because parking in the building is limited, workers must either park in the Member's parking space or on the street.

5. Equipment and Material Storage. No equipment or materials shall be stored in the Association's hallways, lobbies, or garages

6. Trash & Debris. All trash and debris must be carried off-site on a daily basis. The Association's trash chutes and trash bins may NOT be used.

7. Tub Replacement. Whenever the tub is replaced, all penetrations and fire blocking must be inspected and brought to code.

8. Paint Fumes. No oil-based paint or lacquer may be used inside the unit. Lacquers may be used off-site and the finished product brought onsite once it has cured.

9. No Signs. No signs may be displayed in or around the property.

10. Penalties. Penalties for violating the Association's rules can range from $50.00 to $500.00 depending on the violation. In addition, workers may be suspended from entering the property.

ENFORCEMENT PROVISIONS

1. Monetary Penalties. Monetary penalties for violation of Rules and Regulations and Architectural Standards will be assessed as follows:

11.16 Unauthorized Entrance into Restricted Areas, i.e. Fire Alarm Room, Elevator Machine Rooms, Telephone Panel Room, or Electrical Panel Rooms $200

11.23, c Unauthorized Disposal of Furniture or Household Goods in the Complex $75

13.3 Storage in Parking Spaces $50

13.11 Vehicle Repair in Parking Spaces or Garages $75

14.2 Excessive Noise, per series. Violations will be considered part of the same series if they fall within 90 days of a previous complaint. Fine amounts are for the first, second and subsequent violations in a series. A new series will begin after 90 days pass without a noise violation complaint. $175, $200, $250

15.5 Accumulation of Debris, Clothing, Towels, etc. on Patios or Balconies $75

All Other All Other Rules – First Violation, Same Offense (depending on severity) Up to $200

All Other All Other Rules – subsequent Violations, Same Offense (depending on severity) Fine increase of $25 to $50

2. Suspension of Work. In addition to monetary penalties, work may be stopped and/or workers suspended from the project.

3. Legal Action. Depending on the violation, the Association may take legal action to enforce its rules and obtain damages.
