Dear Homeowner:

Welcome to The Colony at Westwood Condominium Association.

The Board of Directors has prepared this information package to help you orient yourself to your new home.

LOCATION

The Colony at Westwood Condominium Association is located south of Wilshire Boulevard and north of Santa Monica Boulevard at 1440 Veteran Avenue, Los Angeles, California, 90024. It is between Ohio Avenue and Wilkins Avenue. The Thomas Guide reference is page 632, B2.

GENERAL DESCRIPTION

There are 256 units in five inter-connected buildings. The brick building has units on the first through the sixth floor. The remaining four buildings are stucco and have units on the second, third, and fifth floors. The Colony is a limited access building.

Amenities include a spa, a pool, two saunas, a koi pond, a reflection pond, a fitness room, and several small patio areas.

There is a 24 hour security doorman.

BOARD OF DIRECTORS, ANNUAL MEETING

The Colony is governed by a five member Board of Directors. Board meetings are scheduled for the third Monday of the month. They are held in the Conference Room at 7 p.m. Homeowners and residents are invited to attend. Homeowners and residents who wish to address the Board of Directors must advise the on-site manager the Friday prior to the meeting.

The Annual Meeting of the Members is held during the third week of October. Members of the Board of Directors are elected for two years, with three members elected one year, and two the next.

BICYCLES

Bicycle racks are located in both the lower level garage and the lobby level garage. There is a bike rack in the room adjacent to stairway #14. This room has street access. A key is available from the on-site manager for $5.

ELEVATORS

The Colony has four elevators.

The #1 elevator is located near the swimming pool. It stops at the pool level, the second, third, and fifth floors.

The #2 elevator is located in the lobby area. It serves the lower garage level, the lobby or first floor, and in addition floors two through six.

The #3 elevator is located by the middle Kelton gate. It stops at the lower garage level, the lobby garage level, and the second, third, and fifth floors.

The #4 elevator is on the south side of the building. It stops at the lower garage level, the lobby garage level, and the second, third, and fifth floors.

An entry code is required to call the elevators from the garage levels and are distributed when the garage gate codes are changed.

ENTRY DIRECTORY

Homeowners and residents may have their names added to the lobby directory and their telephone numbers coded to the entry intercom telephone. Codes are pre-assigned by unit number. In addition, names and unit numbers will be added to the mail distribution list maintained for the post office. New homeowners and residents will be issued a car identification sticker. A form is enclosed to facilitate the process. Guests and visitors can use the entry intercom telephone to request entry into the building using code number assigned to individual units. When guests call, push "9" on your telephone keypad to admit them to the building.

GARAGES

There are three parking garages at The Colony.

The North Veteran garage is located at the northern perimeter of the property and is entered through the North Veteran gate.

The lobby level garage can be entered through the South Veteran gate or the Middle Kelton gate.

The lower level garage is accessed through the North Kelton and the South Kelton gates.
All gates are controlled by a coded access system. Each garage has a separate code. All codes are changed regularly as a precaution. Residents are notified by mail in advance of the code change. Cars parked in Colony garages are required to display a Colony sticker. The number on the sticker corresponds to the unit's entry intercom telephone code. An attempt will be made to contact the owner of an illegally parked car prior to having it towed.

An entry code is required to call the elevators from the garage levels and are distributed when the garage gate codes are changed.

There is no guest parking.

KEYS

Keys for entry into the building through the common area doors may be purchased from the on-site manager. They are $25 per key and can not be duplicated. Keys will be sold to homeowners only.

Residents may deposit keys with the security doorman or the on-site manager. Keys will be placed in a locked box and must be both signed in and out. Residents must fill out a key waiver form when depositing a key.

Alternately, residents may purchase a real estate type lock box for keys, which will be attached to the package room wall. Only the resident will know the combination to the lock box.

LAUNDRY ROOMS

There are two laundry rooms.

One is located on the north-east side of the complex just beyond the swimming pool.

The other is in the lobby level garage, just west of the #3 elevator. A wash costs $.75, a dry is $.50.

LOBBY/LOUNGE AND CONFERENCE ROOM

The lobby/lounge and the conference room are available for private parties. A sample rental agreement is attached.

MOVE-IN

Please contact the security doorman or the on-site manager for assistance and suggestions when planning your move into The Colony. Please contact the on-site manager, after your move is completed, to arrange to have your move-in deposit refunded.

PACKAGE DELIVERY, ACCEPTANCE

Unless otherwise instructed in writing, the security doorman and/or the on-site manager will accept all UPS, post office, air courier, and private delivery packages for Colony homeowners and residents. Notices of delivery will be left on or in your mail box or on your answering machine. Packages may be retrieved 24 hours a day.

Colony personnel will not sign for certified or registered mail.

ROOFS

The roofs are off limits to all homeowners and residents unless authorized by the management. The access doors are equipped with alarms.

STAIRWAYS

There is no entry into the building through any of the street stairways.

Stairways #1, #2, #3, #4, #6, #7, #8, #9, #10, #11, and #12 may be used to exit to the outside of the building.

Stairways #13, and #15 are interior stairways and can be used to enter or exit the building, but do not have street access. Keys to the stairway doors are not available to residents.

TRASH CHUTES

There are trash chute rooms located by each elevator on each floor. The four large trash rooms are located in the garages near the elevators. Please carry oversized trash to the large trash rooms.

RECREATION FACILITIES HOURS

The recreation facilities at The Colony are open during the following hours:

Lobby/Lounge Hours: 9:00 am - 11:00 pm

Conference Room Hours: 6:00 am - 1:00 am

Pool Hours: 10:00 am - 11:00 pm

Spa Hours: 10:00 am - 11:00 pm

Fitness Center Hours: 5:00 am - 11:00 pm

Sauna Hours: 6:00 am - 11:00 pm
